Both words mean “room.” 房间 usually applies to the room of a big, modern building.
屋子 is not used in example (1) (客房 is used to refer to the room of a big, modern building).
屋子 usually refers to rooms of a private house or a small old-fashioned used in the north and it is rather colloquial; southerners usually say 房间.
These days, when referring to the rooms of a suite, the two words are used interchangeably(but with different measure words). (1)
