房间 vs. 屋子
fángjiān vs. wūzi
Both words mean “room.” 房间 usually applies to the room of a big, modern building.
(1) 这栋别墅里一共有二十多个房间。
屋子 is not used in example (1) (客房 is used to refer to the room of a big, modern building).
屋子 usually refers to rooms of a private house or a small old-fashioned used in the north and it is rather colloquial; southerners usually say 房间.
(2) 这座宅子已经很破旧了，屋子里挂满了蜘蛛网。
These days, when referring to the rooms of a suite, the two words are used interchangeably(but with different measure words).
(1) 我住在这个房间（这间屋子）。
(2) 快进来吧，房间（屋子）里更暖和。
这两个词都指房内隔成的较大空间。“房间”一般用于较大的新式建筑物。
例（1）不用“屋子”（旅馆则用“客房”）
“屋子”一般用于人家或较小的旧式建筑物。另外，北方用“屋子”较多，较口语化，南方多用“房间”。
在目前成套的居室中，两个词可以通用，但是量词有所不同。
